The Eynsham Park Estate
The Mason family have called Eynsham Park home for five generations, dating to 1866 when the original Eynsham Hall Estate was acquired by Mr James Mason, an English mining engineer and innovative scientist.
The extensive surrounding land comprises over 3000 acres of serene parkland, ancient woodlands and farmland. Today, the family continue to work towards diversification and sustainable growth.
Our Location
The Eynsham Park Estate is nestled on the edge of the Oxfordshire Cotswolds, covering over 3000 acres of gently rolling Oxfordshire countryside. Ideally located just a stone’s throw from Witney sitting between the villages of North Leigh, Freeland and South Leigh, the Estate is easily accessible from Oxford via the A40, and just over an hour from London by road or train.
Management
With a legacy that spans five generations, our Estate has been in the devoted custodianship of the Mason family since 1866. Now in its fifth generation and with unwavering commitment, Michael Mason (pictured here with his wife Emma and their miniature schnauzer Effie) continues to embrace new ideas, fostering an environment with innovation at the core, but also treasures and enhances for the benefit of future generations. In every decision, we stand as stewards of both the past and the future.

Now in its fifth generation, the Mason family continues to proudly honour Eynsham Park and its family’s heritage and legacy. The Estate is dedicated to the preservation of its natural surroundings, and there is an ongoing commitment to invest in future farming, environmental diversification, and the local community. Following in the footsteps of previous custodians, the focus of the Estate continues to develop new ideas for future generations to treasure.
Our farming practices reflect a harmonious blend of tradition and innovation. Operating under a strategic contract farming agreement with A L Wilkinson Contract Farming, we cultivate over 1030 acres with a steadfast focus on sustainability.
The patchwork of our fields yields a bounty of combinable crops, predominantly growing wheat, barley, oilseed rape and beans.
Beyond arable pursuits, we extend our pastoral legacy by licensing local farmers to graze their sheep on the extensive parkland.
Our forestry practices stand as guardians of biodiversity and sustainable land stewardship. A vast 22% woodland cover, with a remarkable 36% classified as ancient woodland, underscores our commitment to preserving natural capital.
Rigorously adhering to a dynamic 10-year woodland management plan, our forests serve as havens for recreation and contemplation. Our woodland proudly participates in a higher-tier countryside stewardship scheme, ensuring a delicate balance between productivity and environmental integrity.
Furthermore, our dedication extends to the conservation of the endangered willow tit, with edges feathered and woodlands meticulously managed for their flourishing. We open our woodland gates to local schools and The Scouts, fostering a connection to nature, something that we feel very passionate about.
The regal expanse of our registered parkland, adorned with 286 majestic parkland trees, completes the canvas of our commitment to a sustainable ecosystem.
Eynsham Park lets both commercial and residential properties from charming cottages directly on the Estate and in the neighbouring villages of Freeland, South Leigh, and North Leigh, as well as commercial properties focused at the vibrant hub of the Estate Yard on Cuckoo Lane and Osney Hill Farm.
Additionally, our commitment to sustainable practices is evident in the 70 acres of land leased for a Solar Farm, a forward-thinking initiative generating 13.4MW since its establishment in 2014, which can power 3650 homes.
Amidst the historical tapestry, nine listed buildings and structures each have a story to tell. Furthermore, we foster community engagement with 27 allotments, a green oasis let to residents from North Leigh, cultivating a shared connection to the land.
We are committed to environmental stewardship and actively participate in a range of countryside schemes dedicated to enriching and safeguarding our surroundings. From grassland management to the cultivation of flower-rich margins and most recently establishing a wildflower plot in 2023, we hold a deep reverence for the land which we aim to reflect in every acre we steward.
Eynsham Park offers a diverse range of filming locations for television and film production, from listed structures and buildings to expansive parkland and forests.
Located just outside of Oxford in between Witney and Eynsham and easily accessible from the A40, we benefit from good transport links.
